Are you thinking of having some construction done in the Negros? Well if so you might want to consider getting some professional help. The reality of construction in the Philippines is that it is far different in comparison to western countries and it not only due to different construction materials and methods. Those differences are fairly easy for most intelligent people to adapt to with some intensive research, but one area that consistently catches most foreigners off guard, regardless of whether they have a construction background or not, is the labor challenges. Though there are many good tradespeople in the Philippines, the first problem you are going to face is weeding out the good from the bad. If you have never built here, the first time will be trial and error, and those errors you will invariably make, as we all have, will quickly eat up the savings you expected by managing you construction yourself. The second hurdle will probably be language. Though most Filipino’s are passable in English as a second language to varying degrees, your tradespeople will in most cases be of a lower education bracket who though may understand some basics, will usually find it difficult to fully comprehend your directions, especially if you are speaking in technical terms. Another issue most of us have had to face on our first few construction builds in this country is that regardless of how good a Filipino tradesman is, he is used to do things the Filipino way all his life. Though that way may be good enough for most clients, it probably will not meet the standard you have come to expect in the West.
Those are but a few of the issues that we can almost certainly guarantee you will face when you decide to be your own construction manager here without any past experience of building in the Philippines. Besides the headaches, aggravation and frustrations, you will probably far exceed the budget you set out ahead of time which made it sound so attractive.

When I first arrived in Dumaguete, and decided to build a home here, I had no idea how to make it happen. Fortunately, a friend referred me to Gord McKissock. Gord and his team at Negros Construction guided me through the design process, and when we had a design I was happy with, they took it from there, from working with with local government agencies to get the appropriate permits, through the actual construction of the house, inspections, and even getting water and electrical service started. During construction, they kept me informed on project progress. Post-construction, they stayed in touch, and when a few minor fixes were required, they honored their warranty to the letter.
