Two Story Native Hybrid

This client chose one of our model home designs and then we sat down with him to modify it to his exact needs and specifications. The ground floor is made all of reinforced concrete hollow block and reinforced concrete footings, columns and beams. The second floor is native sttyle using local materials such a lauwan, termite proof wood structural elements with wood flloring and amakan native interior panelling. The exterior of the second floor will be a hardiplex concrete board with cement parging.

SANDING THE WOOD PLANK FLOOR AND MORE

Well we received our missing wood and it is not a total disaster. The grain and color of the new wood is not much different and we have decided to use it. Now installed, we have planed and sanded the entire floor to a nice even and smooth finish and it is ready to accept…

PAINTING

With the majority of the basic work finished, we are touching up interior walls to prepare for painting. We are also doing the painting for the exterior.

FLOORS, CABINETS AND OTHER FINISHING

Moving along, we have almost finished the upstairs wood plank flooring, but we ran into a problem. The suppier of our Luaun wood for both the main second story and the spiral staircase has run out of wood despite us having put down a deposit and him confirming he had enough in inventory. This creates…

STARTING THE FINISHING WORK

Over the past week or two we have been working on several different things. We have installed all the Amakan soffit on the underside of the eaves and fitted on fascia boards. We have also started the framing of the terrace which will be native style with Lauan wood joists and purlins with Nipa roofing.…

CONSTRUCTION RIGHT ON SCHEDULE

Saying the construction is right on schedule is something we very rarely hear in the Philippines. Honestly as hard we try, staying on schedule during a project here is difficult with almost daily frustrations in terms of manpower and materials. More commonly we face issues of suppliers out of material stock and/or labor delays due…

STRUCTURE NEARING COMPLETION

This native hybrid house construction project is moving along very nicely. With only about 6 weeks of time gone by, the structure itself is nearing completion. The concrete hollow block walls are all up on the ground floor and the wood framing of the second floor has been completed. We have put in the roughing…

BUILDING OUR REINFORCED CONCRETE COLUMNS

With the footings poured, we then move on to the columns. The columns for the first floor will be constructed with reinforced concrete and again we have decided to upgrade the rebar to 16mm instead of 12mm. The main structure columns will be square, howver for the covered terraces, they will be round. We have…

NATIVE HYBRID PROJECT START UP

Getting ready to start this new 2 story native hybrid house construction, the fist thing we need to do was lay out the footprint of the building. Once we know exactly where the placement of the structure on this lot will be, we started excavation prepare for our column and exterior wall footings. Being close…
