Now that the house is complete and the clients occupying it, they have decided that the next phases of development will be site upgrades including wall and fencing. The existing fencing on the North boundary beside the road, consisted of precast cement posts, a knee high cement hollow block wall, topped with chain link fencing. […]
Time to start construction. We have laid out the building, taking extra care to ensure that the fire wall separation will site EXACTLY on the lot lines. We had our trusted surveyor relocate the mojon markers to make sure this was done right. We then started excavation for the column and wall footings as well […]
With our permit released, now we can officially get to work. The begining is the layout to ensure that the house will be built in the proper location on the lot.
Over the past few days, our main focus has been the rendering of the walls. Coming along nicely even though we have been faced with rain almost every day.
With the chb walls up, the next steps are to inset all the conduits for the electrical. That done, we have proceeding on to the rendering of the walls. This is done with a mixture of cement applied to the hollow block in a uniform parging coat. While some men are working on that, other […]
For the walls, we have used a special mixture cement hollow block, with 10 mm steel reinforcing rod tied in both horizontally and vertically. Over all doors and windows we have formed a reinforced concrete lintel.
After the excavation, we have fabricated our steel reinforcing for the column and footings. Once set in place approximately 2″ above a 6″ layer of choker rock within the excavated holes, we pour cement. After the column footings are poured, we pour wall footings between the columns and start with the concrete hollow block. The […]
The first step has been to build a bunkhouse and bodega. Our men stay on iste during the week so we need a place for them to sleep, as well as a place to store our materials that is safe and dry. The next step is to get rid of the existing building on the […]
Well, almost there. We have finished the laminate wood flooring on the second story level and have put on the cabinet doors in the downstairs kitchen. Only thing left is baseboards then a good clean before the clients arrive in 2-3 days, and then it will be ready for their use and enjoyment.
We are just down to the last finishing details. With all these done and the painting touched up, the only major thing to complete will be the upstairs flooring.
With only a little over 1 week until the clients are here in the Philippines, are hard work seems to be paying off. For the most part all that is left are some of the details of the finishing. Doors have been installed however we have found some issues. When we unpackaged them, there are […]
We have almost fully completed the downstairs tiling and just need to apply the grout. Outside we have finished the exterior walls on the second floor with a 1/2″ cement board with the joints taped and puttied with an epoxy mixture. on the first floor exterior walls we are sanding fully so there will be […]
Still pushed to the deadline, our men are responding well with dedication and commitment. We are putting on the backsplash tiles in the downstairs kitchen, progressing well with the cabinets in the mini-kitchen upstairs, and have installed a steel frame and wire railing on the outside second floor terrace.
The impending turnover deadline is fast approaching so we are working all out with 2 crews and over 40 workmen on site each day. The kitchen renovation is nearing completion with the installation of the granite counter tops and the finishing of the ceiling. Downstairs we have also re-used some of the existing tiles that […]
While some men are finishing the ceiling and wall insulation and plywood flooring, other men have started framing the interior partition walls upstairs. At the same time, we have dug into the renovation of the kitchen downstairs, which was a client add on. We have gutted the kitchen and are building a decorative suspended ceiling […]
Now that our structural work is done on the floor, we have been able to work on the plywood sub-floor. with the plywood on we now have a walking and working surface to be able to carry on with other upstairs work. We have installed steel stud walls and a steel furring channel system for […]
Well we received our missing wood and it is not a total disaster. The grain and color of the new wood is not much different and we have decided to use it. Now installed, we have planed and sanded the entire floor to a nice even and smooth finish and it is ready to accept […]
With the majority of the basic work finished, we are touching up interior walls to prepare for painting. We are also doing the painting for the exterior.
Moving along, we have almost finished the upstairs wood plank flooring, but we ran into a problem. The suppier of our Luaun wood for both the main second story and the spiral staircase has run out of wood despite us having put down a deposit and him confirming he had enough in inventory. This creates […]
Next we are moving on to the tiling, after which we can start installing kitchen cabinets and bedroom closet. These cabinets are made from Sant Clara finish plywood and are being prfabricated outside of the house to be secured in place after the tiling.
