The first thing we do, like all jobs we start is to layout or “plot” the location where the builing is going to sit on the property. We do this with our surveyor Josh Cabio of I-Sukod to ensure no mistakes are made. We then start excavation whehr the column and wall footings will go. […]
When we started excavation, we ran into a not totally unexpected issue. Being on a plateau in the hills there was the high likelihood that we would hit rock when digging and sure enough it was there. We adapted and decided that instead of doing a large scale excavation for the entire footprint of the […]
Just putting the finishing touches on the fencing and this project will be complete after a long 2 years! completing the steel framing and spikes then putting on the the chain link fencing at the South end of the property On the North and East sides we are doing the painting At the top end(west […]
The cottage has basically been finished and turned over to the client, and now it is time to make the site secure and livable. We start with building a 2.2 meter high chb wall along the public access beach walkway. This involves constructing reinforced concrete columns, then filling in between with concrete hollow block set […]
Site Development for this project involves many different components. The first thing we have done is build a large bunk house and storage facility. For this project, we will be here for a longer period and have many more workers than normal so we have not skimped on size and space. The next thing is […]
We started by laying out the different buildings with the help of our surveyor Josh Cabio. When we knew where everything was going we began demolishing the existing structures that were going to be in the way. We left 2 structures that were built on top of water reservoirs so that we would still be […]
Since our last update in October, a lot has happened. Interior finishing has been ongoing including kitchen cabinets, granite counter tops, tile backsplash and decorative wood beams on the suspended ceiling, all in conjunction with sanding and painting. On the exterior we have been working on the stone cladding, painting, terrace tiles and pebble finish. […]
It’s been a long time since the last post on this construction project, so a lot to go over. Back in November we had just finished the parging/rendering on the hollow block walls and then began the roof framing. This was done by site fabrication of steel trusses using 2×2 angle bar, then after placing […]
Now that the house is complete and the clients occupying it, they have decided that the next phases of development will be site upgrades including wall and fencing. The existing fencing on the North boundary beside the road, consisted of precast cement posts, a knee high cement hollow block wall, topped with chain link fencing. […]
Time to start construction. We have laid out the building, taking extra care to ensure that the fire wall separation will site EXACTLY on the lot lines. We had our trusted surveyor relocate the mojon markers to make sure this was done right. We then started excavation for the column and wall footings as well […]
With our permit released, now we can officially get to work. The begining is the layout to ensure that the house will be built in the proper location on the lot.
Over the past few days, our main focus has been the rendering of the walls. Coming along nicely even though we have been faced with rain almost every day.
With the chb walls up, the next steps are to inset all the conduits for the electrical. That done, we have proceeding on to the rendering of the walls. This is done with a mixture of cement applied to the hollow block in a uniform parging coat. While some men are working on that, other […]
For the walls, we have used a special mixture cement hollow block, with 10 mm steel reinforcing rod tied in both horizontally and vertically. Over all doors and windows we have formed a reinforced concrete lintel.
After the excavation, we have fabricated our steel reinforcing for the column and footings. Once set in place approximately 2″ above a 6″ layer of choker rock within the excavated holes, we pour cement. After the column footings are poured, we pour wall footings between the columns and start with the concrete hollow block. The […]
The first step has been to build a bunkhouse and bodega. Our men stay on iste during the week so we need a place for them to sleep, as well as a place to store our materials that is safe and dry. The next step is to get rid of the existing building on the […]
Well, almost there. We have finished the laminate wood flooring on the second story level and have put on the cabinet doors in the downstairs kitchen. Only thing left is baseboards then a good clean before the clients arrive in 2-3 days, and then it will be ready for their use and enjoyment.
We are just down to the last finishing details. With all these done and the painting touched up, the only major thing to complete will be the upstairs flooring.
With only a little over 1 week until the clients are here in the Philippines, are hard work seems to be paying off. For the most part all that is left are some of the details of the finishing. Doors have been installed however we have found some issues. When we unpackaged them, there are […]
